Yes. Drafting a listing, matching a buyer and tracking an offer isn’t “trading in real estate,” so none of it needs a brokerage behind it. Paladin Realty Brokerage Ltd. (RECA BR‑0042891) supplies the MLS data stream and advises CLOSR on compliance questions that call for licensed judgment, but they are never a party to your deal.
Yes, on both sides, as with any Alberta real estate transaction. Once an offer is signed, the package hands to each party’s own lawyer, who handles deposit funds, title transfer and closing independently of CLOSR and Paladin.
CLOSR doesn’t build a commission into the price. If a buyer or seller brings their own realtor, any commission is negotiated directly between the parties involved — never assumed or added automatically.
