Buying a home shouldn’t be this weird.
One app to see the home, ask the owner, book a showing and make an offer — with your own lawyer at the end. Starting in Calgary.
CLOSR is still in development. Join the waitlist to follow the build and help shape what’s next. Homes shown here are illustrative.
- Three people to ask if it’s still available.
- A $700,000 decision after a 20-minute visit.
- Offer_v3_FINAL_final.pdf
- Phone tag. On a Saturday. For a showing.
- Fourteen email threads and a voicemail.
The weird way, and the CLOSR way.
A home is the biggest thing most of us ever buy, yet buyers and sellers rarely talk and every step goes through someone else. We’re building a direct way to do it, in one place.

- Size, features and an estimated mortgage payment on the listing
- Sellers pass an ID check, and a person at CLOSR reviews each listing before it’s published
- Your own lawyer takes it from signed offer to keys
Know your house? Talk to the buyers.
You’ve lived here for years. List it yourself, approve each showing, and keep every offer in one thread.
- Buyers pass an ID check before they book a showing or make a formal offer
- Set your offer standard up front: price floor, minimum deposit, financing proof
- No agent commission built in. At 7% on the first $100,000 and 3% on the rest, a $500,000 sale pays $19,000 before GST — an example structure; rates are negotiable

Good questions.
Not yet. CLOSR is in development, starting in Calgary. The waitlist tells us who wants it and what to build first. It doesn’t create an account; early access opens market by market, and we’ll email you when it reaches yours.
It’s software for buying and selling a home directly: listings, verification, messages, showings, offers and one record of the deal. CLOSR isn’t a brokerage and doesn’t act as anyone’s agent.
CLOSR is designed around each side having their own lawyer. Once an offer is signed, your lawyer handles title and closing.
No. CLOSR doesn’t build an agent commission into the transaction. For scale: at 7% on the first $100,000 and 3% on the rest, a $500,000 sale pays $19,000 in commission before GST. That’s an example structure; commission rates are negotiable.
Yes, it’s your choice — an agent, an inspector, a mortgage broker. If you bring one, you agree their fee with them directly. CLOSR never adds a commission to the price.
Not yet. Today CLOSR shows the listing’s details and the questions worth asking. Approximate pricing from market data is on our roadmap — a reference point, not an appraisal. What you offer stays your call.
